Specific performance

Civil
Specific performance is a court order that forces a party to actually carry out a contract, rather than just pay damages for breaking it.
What does Specific performance mean in plain words?
This is common in property sales. If a seller backs out of an agreement to sell, the buyer can ask the court to make him complete the sale. It is in the court's discretion, and the law presumes that breach of a contract to transfer immovable property cannot be adequately remedied by money. A party who has himself failed to perform an essential term cannot get this relief, and the suit generally has to be filed within three years (Limitation Act, Article 113).
When will I hear Specific performance?
A suit for specific performance of the agreement to sell was filed in the civil court.
Which law covers Specific performance?
Sections 12 and 24, Specific Relief Act 1877; Article 113, Limitation Act 1908
