Property and rent

Ejectment (called eviction in the Punjab Rented Premises Act 2009) is an application by a landlord to the Rent Tribunal to have a tenant removed from rented premises on one of the grounds in section 15.

What does Ejectment mean in plain words?

In Punjab, the grounds in section 15 are: the tenancy period has expired; rent not paid within thirty days after the due period; breach of a term of the tenancy agreement; breach of the tenant's obligations under section 13; use of the premises for a different purpose; or subletting without the landlord's prior written consent. The application goes to the Rent Tribunal, a Special Judge (Rent), with the landlord's affidavit and those of up to two witnesses. The Tribunal should pass a final order within four months, and an appeal lies to the District Judge within thirty days. Other provinces have their own rent laws.

When will I hear Ejectment?

The landlord applied to the Rent Tribunal for eviction because the tenant had not paid rent for thirty days after it was due.
